I took a brief hiatus to rebuild the website behind this newsletter (there’s a ton of free tools now), but managing 11 sales, 136 home tours, and a few minor heart attacks during the Knicks extraordinary playoff run, pushed the build timeline back a bit.

The Knicks just won the NBA Finals, drenched the Larry O’Brien Trophy in champagne, and celebrated with a parade through the Canyon of Heroes (I was there, and it was insane). Now that the confetti has settled, there’s only one move left: call me, of course, and find a new home in Westchester County!
Here are a few options I would suggest for the champs:

Starter Homes Hit $1M in 242 Cities — 63 in NY Metro

The Knicks set a few records during their postseason run, including hitting the most three-pointers ever in a single playoff game with 25. Unfortunately for homebuyers, Zillow is reporting that the housing market just set a record of its own: 242 U.S. cities now have starter homes valued at $1 million or more. That’s nearly triple the 80 cities that reached that mark before the pandemic.
The typical U.S. starter home is worth $198,649, up 1.7% YoY.
California leads with 105 cities, followed by New York (41) and New Jersey (26).
26% million-dollar starter-home cities are in the New York metro area (63).
Ralph’s Take
Zillow isn’t talking about luxury homes here. They define a “starter home” as one in the lowest third of local home values, which makes the numbers even crazier. They points to the obvious culprits: pandemic-era price gains, persistent housing shortages, and limited new construction in high-demand markets. Prices ran up quickly, supply never caught up, and the most desirable markets became even harder to break into. That doesn’t mean buying is impossible, but it does mean buyers have to be more strategic than ever.
